Heritage Trail Ice Cream Stand

Project Overview

LAN Associates provided architectural and engineering services for the design of a mixed-use building, that is home to the Heritage Trail Ice Cream Stand, located in the Church Park Historic District and the Architectural Design District within the Village of Goshen, NY. The scope of work included turning an existing single-family, two story wood framed dwelling into a business with a studio apartment on the second floor. 

The client wanted to preserve the existing ballooned framed structure and convert the first floor into a business to sell ice cream and remodel the second floor into a studio/efficiency apartment with a separate entrance. The building was completely gutted and renovated to include new exterior finishes.  The design provides a private outdoor dining area with seating, a trellis and custom designed potting shed to match the main building. 

Due to the property’s location, the project had strict zoning regulations. The Architectural Design District reviewed and approved all exterior modifications and LAN obtained all other regulatory approvals, including zoning board change of use and planning board site plan approvals.

LAN provided engineering design services for structural modifications to raise the existing framing above the flood plain elevation and construct a new masonry foundation with frost footings. The first floor is ADA barrier-free accessible including a new restroom. The separation of occupancies was achieved through fire rating the construction between the business and residential uses at the ceiling and private interior entry stair. 

Upon completion of the project, Heritage Trail Ice Cream Stand was awarded the 2012 Preservation Award from the Goshen Restoration Unlimited non-profit organization.
