Project Overview

LAN was hired to provide the New Jersey Department of Environmental Protection (NJDEP) wetlands and flood hazard area permitting needed to start construction on a single-family house in Sussex County, New Jersey. The property owner purchased a parcel of land which includes a stream that bisects the property. Access over the stream and through a wetland area was necessary for the owner to build a residence. Both freshwater wetlands (FWW) and flood hazard area (FHA) permits from the NJDEP were required. The stream in question is defined by the NJDEP as a category 1 water, a designation that receives the highest level of protection under the NJDEP FHA regulations. 

LAN provided multiple services including land surveying, civil engineering, and environmental permitting. To obtain the permits necessary to cross the stream, the floodway and 100-year flood elevation were established. Since the stream was not studied by either FEMA or the NJDEP, LAN was hired to perform an independent stream study to obtain an FHA verification from the NJDEP. The study included extensive survey cross-sections, hydraulic modeling, and a step backwater analysis. Following a request for minor revisions, the stream analysis report and model were approved by the NJDEP and an FHA verification was issued. LAN also served as the applicant’s agent in obtaining an FWW General Permit 10 and FHA individual permit.
