Since 1999, LAN Associates’ Goshen, New York office has designed schools, churches, municipal buildings, and other community, business, and residential spaces in Goshen and the surrounding area. As architects and engineers, we play a literal role in building the communities we serve, and our company culture is very much grounded in the idea that we are your neighborhood architect. We live in the communities we serve, and our roots go well beyond shaping the built environment. As we celebrate LAN’s Goshen team’s 25th anniversary, we wanted to highlight some of our major projects in Goshen and the surrounding area, as well as select projects from other long-time clients.
There is nothing more fundamental to setting the tone of a community than our neighborhood schools, and LAN’s connection to local educational institutions spans decades. Through educational facility design, our team impacts curriculums and shapes the student experience. With over 40 school districts as clients across New York and New Jersey, it would be impossible to highlight all the great districts LAN has worked with, but here is a taste of our work with our hometown district and the educational client our Goshen office has worked with the longest.
LAN’s connection to our hometown’s schools in Goshen, New York, is more than a long-term business partnership that includes collaboration on several major projects, it is also personal. Many of LAN’s staff have children who are or will be attending the Goshen school system, so when LAN was retained for projects like the $30.4M bond referendum in 2015, LAN’s architects felt an extra sense of pride.
This project included the creation of a new cafeteria, auditorium, administrative wing, security system, STEAM Lab, and athletic facility for Goshen High School. A new 16,000 sf addition was also designed that includes administrative offices, a guidance suite, a nurse’s office, four classrooms, and a dedicated lobby.
The project includes a new entrance that was integrated into the existing school, combining stone and a corrugated metal façade with blue accents that complement the original building’s design. This entrance leads to a concourse that connects the existing building to the addition, and it features glass storefront walls that provide ample natural light.
As part of the same referendum, a new state-of-the-art athletic facility was designed including a 1,500-seat grandstand with a 450 sf press box, enabling broadcast crews and photographers to have a perfect sight line to all the action. The main multi-use, artificial turf athletic field is surrounded by an eight-lane track that includes LED lights for night games.
LAN has completed over 100 projects during our multiple decades-long relationship with Mamaroneck Union Free School District (UFSD). In partnership with the district, we have worked on several referendums focused on building the classrooms and common areas needed for schools to thrive and various crucial capital improvements like redesigning the district’s HVAC systems.
Recently, LAN has worked with Mamaroneck UFSD to provide its students with specialty learning spaces that have transformed education in the district. These included new physical education facilities, a culinary lab, a STEAM lab, outdoor learning spaces, and more.
LAN is currently working with the Mamaroneck UFSD on a $22M referendum for districtwide capital improvements at various facilities.
Venues that provide a place for people to come together and connect outside of work and home are crucial to the fabric of a community. These places provide settings to not only socialize but to celebrate common beliefs, values, and traditions. LAN has a history of working with these vital institutions like churches and recreational areas to create inspiring facilities both from the ground up and by breathing new life into an existing space through renovations and additions.
In 2009, LAN assisted The Mission Church in Holmes, New York with creating and implementing a multi-phased expansion designed to accommodate their growing congregation.
Phase one was completed in 2014 and consisted of a 2,700 sf lobby and a 6,000 sf classroom addition. The lobby provides a comfortable gathering space between services, which is complemented by a new café serving area, seating area, and retail kiosk. The 6,000 sf classroom addition has three classrooms, a multi-purpose room, a conference room, and several administrative offices. A pergola was installed on the front of the classroom addition to reduce solar heat gain. Other vital site improvements, such as additional parking, were also addressed.
After the completion of the first phase, attendance expanded exponentially. To meet this new demand, LAN updated the master plan with a phase two expansion that included a new 20,000 sf building that will house a new high-tech worship space with an 800-person capacity. The design of the sanctuary addition focuses on the quality of the interior and worship space.
LAN Associates was retained by the Orange County Department of Parks, Recreation & Conservation to conduct the initial feasibility study and later make the final designs for the expansion and renovations to the Golf & Ski Lodge at the Thomas Bull Memorial Park in Montgomery, New York. The design features an “Adirondack” style building with a timber frame structure drawing inspiration from common features in New York State recreational areas and the Catskill region.
The entryway has a warm and distinctive look, highlighted by a new king post-timber truss with stone piers while the existing scissor trusses were wrapped to create a uniform look. The installation of a wrap-around deck and entry canopy capitalizes panoramic views of the scenic Hudson Valley landscape, adding to the rustic nature-inspired theme of the structure.
Multiple building additions, including the main dining room, commercial kitchen, and sunroom dining areas, account for nearly 2,200 sf of new space. Changes to the building facade, such as new windows, doors, and exterior finishes, improved the building’s energy efficiency and aesthetic.
A complete building renovation provides structural, aesthetic, and code compliance improvements to the golf administration area, main dining hall, full-service kitchen, grilling area bar, snack bar, lounge areas, and golf pro shop, totaling 9,300 sf in renovations. The renovations provided ADA accessibility throughout the facility, including a new lift. The design of the new facility has made it a popular destination and venue, frequently used for community gatherings, including snow tubing, golf outings, wedding receptions, and more.
Gathering with family and friends for a little fun is an essential part of life, and every town has its local spots. These businesses and institutions are more than just a place to go; they offer a sense of comfort through familiarity. LAN has a history of working with these destinations to create meaningful spaces that facilitate cherished memories.
By renovating an existing warehouse, LAN brought a new tap house called Aspire Brewing to life. The project includes a new commercial microbrewery, beer hall, taproom, outdoor seating area, game room, and commercial kitchen.
The aesthetic of the taproom has a darker, more intimate environment. It has storefront glazing flanking the bar that offers expansive views of the brewery, allowing visitors to watch the brewing process unfold. The beer hall was designed to be a brighter and more lively space, while the exterior facade was modernized to strengthen and support the branding of the brewery and its beer.
Patrons can choose between the craft beer bar or a traditional restaurant experience in the taproom. RFID scanners allow visitors to pour their own beer, and the technology calculates the volume of the serving and automatically bills the patron. On-site entertainment includes a space for axe throwing and a golf simulator, as well as cornhole and Jenga for guests. Aspire Brewing also hosts live music, and guests can take advantage of the outdoor seating areas when the weather is nice.
Goshen Historic Track, Inc., has retained LAN for several significant projects over the years, including a 7,300 sf, one-story pole barn on its historic 22-acre property. The space provides 28 new boarding stalls, two wash stations, two tack stations, and two feed stations. Using conventional building materials, the new structure was designed to complement the historical fabric of the surrounding structures.
LAN also provided stormwater conveyance improvements on the site, and a new bridge, that spans the drainage culvert, was constructed to accommodate the passage of horses & sulkies from the pole barn to the track.
In August 2017, a devastating fire destroyed the Blacksmith’s shop and adjoining stables at the Goshen Historic Track. LAN was re-hired to help the track with plans to replace the historic building.
With boarding at the facility being low and the adjacent Harness Racing Museum looking for additional storage space, LAN’s full-service team worked with both organizations to design a new museum storage facility that maintained the historic character of the original structure. Due to the need to house museum artifacts, the facility is fully climate-controlled with humidification and equipped with an automatic sprinkler and fire alarm system. LAN also created the design for the new Arden Barn & Blacksmith’s Shop.
LAN Associates’ Goshen team’s involvement with their community goes well beyond our work. They are involved in local organizations, chambers, and foundations and take great pride in the internship and mentoring programs they offer to young people looking to get started in the architecture and engineering industry.
