Private Residence and Equestrian Facility

Project Overview

LAN assisted a private client with the prerequisites and necessary work to obtain approvals for a new personal residence and 90’ x 200’ indoor equestrian riding arena, 8-stall horse barn, and other accessory structures. LAN performed the site design, land use permitting, and provided professional testimony before the Borough of Rockleigh planning board.

The property consisted of two lots totaling 17.41 acres, which was partially constrained by wetlands and riparian buffers from the stream crossing both properties. LAN obtained emergency permits for the replacement of the two failing driveway bridges leading onto each property, performed stormwater analysis, and provided the designs for the entire property including new septic systems for each lot. The new equestrian buildings were timber framed, built by an Amish construction company from Pennsylvania.
