LAN was retained by the NJ Division of Property Management and Construction (NJDPMC) to provide facility renovations and interior and exterior improvements to their maintenance facility located in Ramsey, NJ.
The renovations included new interior office space as well as various MEP upgrades and replacements. The new office space included a new cafeteria, meeting room, offices, bathrooms, locker rooms, and HVAC system.
A major component of the project was providing isolated HVAC systems for the office and maintenance garage areas. The office HVAC system was designed for positive air pressure, and an air handling unit with separate ventilation air and exhaust was designed and installed for it. Large packaged H&V rooftop units and new ductwork were designed by LAN. To supplement the heating system, infrared heaters were positioned at each garage door.
Renovations also included exterior masonry repairs, a new 4,000 gallon diesel tank, replacement of a large window area with an insulated translucent fiberglass sandwich panel system and windows in the office area. Other upgrades included the maintenance garage doors, interior and perimeter lighting, a new generator, modifications to the electrical systems and fire suppression systems, and minor site improvements. All design tasks were completed on schedule.
