New Jersey Veteran’s Memorial Home HVAC Upgrades

Project Overview

LAN was retained by the New Jersey Department of Military and Veterans Affairs to provide HVAC modifications and improvements in both Building #1 and Building #2 at Veteran’s Memorial Home in Paramus, New Jersey. The existing HVAC system had outlived its expected useful life and had cooling and control issues warranting a complete HVAC replacement.

New heating and cooling fan coil units were installed in each of the 192 resident rooms in the Veteran’s Home all while keeping the building occupied and active, and without displacing residents. The new fan coil units provide independent temperature controls in each of the resident rooms. Previously there were only provisions for local heating control.

Two new 100% outside air energy recovery units (ERUs) were installed on the roof of Building #2 to replace problematic equipment. The new ERUs provide heated and cooled outside air to all spaces in the building and bring all return and exhaust air back to the unit to recover energy from the exhaust stream and help pre-heat or pre-cool the outside air. This helps reduce the mechanical heating and cooling needed to provide comfortable indoor air. To further improve indoor air quality, provisions for humidification and dehumidification were installed as well.

New higher efficiency chillers were installed in both Building #1 and #2 and new pumps for the heating and cooling systems were provided with Variable Frequency Drives (VFDs). This will provide greater energy savings to the operation of the building.

The Building Management System (BMS) had recently been replaced prior to this project, but additional modifications and upgrades were made to the system. All newly replaced equipment was added to the existing BMS to allow for full visibility and controllability of all equipment in the facility.
