LAN Associates was retained by the Orange County Department of Parks, Recreation & Conservation to expand the use of the existing Golf & Ski Lodge at the Thomas Bull Memorial Park, located in Montgomery, New York. Conceptual design drawings, including schematic plans and elevations, were developed for improvements to renovate the entire building. The goal of the design was to create an “Adirondack” style building with the timber frame structure typically found in New York State recreational areas and the Catskill region.
Changes to the building façade, such as new windows, doors, and exterior finishes, aid in improving and achieving the desired aesthetic, a look that is further complemented by new king post timber truss with stone piers on the front porch. The existing scissor trusses were wrapped to create the desired timber design. The existing golf cart storage building underwent complete exterior remodeling, including structural roof support, to emulate the appearance of a carriage house that complements the main lodge.

Multiple building additions including the main dining room, commercial kitchen, and sunroom dining areas account for nearly 2,200 sf of new space. The project included the installation of a wrap-around deck and entry canopy capitalizing on panoramic views of the scenic Hudson Valley landscape. New office space for the Orange County Parks Department headquarters was provided on the first-floor level.
A complete building renovation provides structural, aesthetic and code compliance improvements to the golf administration area, main dining hall, full-service kitchen, grilling area bar, snack bar and lounge areas and golf pro shop, totaling 9,300 sf in renovations. The renovations provide ADA accessibility throughout the facility, including a new lift.
The changes have made the facility the perfect place for community gatherings and activities. Thomas Bull Memorial Park now hosts everything from golf outings, wedding receptions, and other gatherings to snow tubing. The increased patronage has resulted in boosted revenue for the venue.
